The civic body has cleared two proposals for two tall residential buildings on Bopal-Ambli road and in Shilaj to be sent for approval to the state urban development department next week.

The two independent residential projects will have one tower each of 119m. A third proposal for a building in Gota is yet to be cleared.

Sources in the Ahmedabad Municipal Corporation (AMC) said the two projects will be spread over footprints of 5,000 and 4,800 square metres, respectively. "The Science City residential project that was approved by the state government recently had three towers and was spread over 11,000 square meters. The Science City project comprises three and four BHK apartments of 3,500 sq ft, 4,500 sq ft, and 5,500 sq ft carpet area," said a senior AMC official.

He added that in the Bopal-Ambli and Shilaj projects, there will be a 40-foot internal road and margin space around the complex. Between June and September last year, three buildings of 92.4m were given approval on the Sabarmati riverfront.

Sources in the AMC said skyscrapers can come up in zones that have permitted floor space index (FSI) of more than 1.2. The new policy allows FSI of 5.4, but the developer will have to pay for FSI over 1.2 at 50% of the jantri value (revenue ready reckoner rates) for non-agricultural land.

The tall buildings panel was to review building designs and run simulation studies on horizontal load — how the buildings will act during an earthquake — and wind load. "The proposals after being cleared by the AMC are placed before the three-member tall buildings expert panel," the AMC official said.
